About this service
Most landlord and tenant disputes come down to something the agreement simply did not say.
A rent or lease agreement records the terms on which a property is let: the parties, the property, the rent and when it falls due, the security deposit and how it is refunded, the term and any lock-in, the notice period, the permitted use, who bears maintenance, electricity and taxes, and the condition in which the property is to be returned.
It applies to residential and commercial property alike, though the drafting differs. A commercial lease usually needs more detail on permitted use, fit-outs, subletting, rent escalation and renewal. A residential agreement is simpler, but the deposit, lock-in and notice terms still need to be unambiguous.
Our in-house team drafts the agreement from the terms you and the other party have settled, points out the clauses that are commonly left vague, and explains the stamp duty and registration position in your state. We draft for either side, but we act for the party who engages us.
