About this service
A title search is the one step in a property purchase that is cheap to do and expensive to skip.
Title due diligence means tracing who has owned a property, how each transfer happened, and whether anyone else has a claim on it. In India this normally involves examining the chain of title documents, ideally going back about thirty years, along with revenue records, mutation or khata entries, property tax receipts and the encumbrance certificate.
The search looks for the problems that otherwise surface too late: a break in the chain of title, an unreleased mortgage, pending litigation, inherited property sold without all the legal heirs joining, agricultural land that was never converted, construction beyond the approved plan, or missing completion and occupancy approvals.
What records exist, and where, varies considerably by state, and in some places digitisation is still in progress. Our in-house team reviews the documents you provide, carries out the searches that are possible for that location, and gives you a written report setting out what is clear, what is doubtful, and what to insist on before you pay.
